Housing Property Tree
Organize housing inventory and assets the way you want it in an easy-to-view property tree. Users can expand and contract folders on the tree, view lists of vacant units, view current lease status by unit, and have access to all tools needed for property management, based on their individual security settings.
Quick access to tenant and lease information
click on “Current Tenant” or “Current Lease” to get access to tenant lease information.
Tenant information
View tenant basic information, application, resident and reference information, waiting list status, certification information, statements, and transaction history from the same screen in an easy to use multi-tab layout.
Tenant residents and references
Quickly move residents in or out of a tenant household by adding or editing the resident records. Keep track of references and resident income that would affect certifications.
Resident screen
Each resident entry allows for entry of income and reference information as well as setting resident status and birth dates. All dependent and elder certification adjustments are based on birth dates, so that new certifications will show the proper amounts for both.
Certification entry
Tenant certification rules are establish during program setup on a program by program basis and are flexible enough to meet each housing authority’s policies. Rules include working with adjusted income, adjusted income less utility allowances, minimum rents, maximum rents, and more.
Tenant transaction history
This screen allows the user to generate lists of tenant transactions by lease or by program or overall.
• Tenant statements
Tenant statements can be run in a series for all statements or by program or by tenant. Tenants with outstanding balances in low rent accounts and in tax credit accounts can see, on one statement, what transactions apply to which and see a total amount showing their net balance.
A/R transaction entry
New charges and/or credit memos can be entered for a tenant within the housing program and be automatically and immediately reflected in the Dynamics GP A/R module.
A/R cash receipts
Enter cash receipts from within housing, print the receipts for the tenant, manage batch edit lists, apply the payment to outstanding transactions. Data is immediately reflected in the Dynamics GP A/R module and is available for Dynamics GP cash receipt and bank management.

Process monthly billings
Monthly billings are run based on the latest certification for the tenants and all transactions, once reviewed and edited, are set up in the Dynamics GP A/R module.
Tenant A/R reports
Run A/R reports for any time period. Slice and dice by any combination of program, district, project, account, or tenant. Results can be exported to Microsoft Excel.
Program setup
For each program, set up rent rules, default settings and accounts and other information related to the program.
Work order processing
Create work orders by unit or asset. Manage all open work orders. Generate work order print outs. Use Dynamics GP with Wennsoft Job Cost to assign inventory and payroll and purchasing transactions to the work order.
Work order billing
As necessary, bill specific costs to the current tenant or to a prior tenant. Those billed costs will immediately be reflected in the Dynamics GP A/R module.
Work order printouts
Print work order information for employees to take with them on assignment. As inventory and labor are assigned to the work orders, the print out will include the detail of those expenses.
Detailed security
Access to the housing program is on a role and task based system. Define roles that fit your needs. Set access for those roles to various tasks. Assign users to one or more of those roles.
